Say the hard thing early.Stay until the table.

№ 002 — Philosophy

A mortgage is the largest instrument most people will ever sign. It deserves an officer who reads the file, says the hard thing early, and stays reachable until the table.

01

Direct access, start to close

You are not routed. The officer who takes the first call is the officer who reads the underwriting conditions and answers the phone the week of closing. Two names, two numbers, no queue.

02

We will tell you to wait

If six months of credit work saves you more than rushing a close, you hear that. We do not steer the file toward the option that pays us more.

03

Every dollar has a line

Rate, points, origination, title, prepaid taxes. Closing costs are part of the price. We walk the Loan Estimate before you sign anything.

04

The files other desks decline

Self-employed. Bank statements. New construction. Credit that needs a plan. That is half the book. We take those calls.

How a file moves

Talk. Prove. Close.

01

Talk first

Goals, timeline, credit, the messy parts. No pull required to pick up the phone. We tell you which program actually fits — including the ones most desks will not touch.

02

A number that holds

Pre-approval, not a pre-qualification guess. Income and assets verified. A letter a listing agent will take seriously.

03

Clear to close

You hear from us the day something moves. Conditions, appraisal, lock — in English. No disappearing between application and the table.

Before you shop

Three things to know before you look at a house.

01

Pre-approval beats pre-qualification

Pre-qualification is an estimate based on what you tell a lender. In our pre-approval, income and assets are documented and reviewed. In a competitive offer, listing agents can tell the difference.

02

Your rate is built from parts you control

Credit score, down payment, loan type, and term all move the number. We show you which lever is cheapest to pull before you lock.

03

Closing costs are part of the price

Plan for roughly 2–5% of the purchase beyond the down payment. The Loan Estimate spells out every line. We walk it in English.

What to have ready

You do not need a perfect folder to call.

A conversation does not require a credit pull. When it is time to write the pre-approval, this is the stack that makes the number hold.
